With more than 20 years in the real estate industry and a background as a degreed paralegal, I’ve assisted hundreds of investors with buying, selling, and leasing properties in Philadelphia. Rodger purchased his first investment property using the services of Angela Floyd at BAE Realty & Investment Services. Rodger renovated the property and she assisted him with all Landlord licensing requirements. Using the Next Level tenant marketing & screening program, this Landlord obtained a tenant quickly whose income and credit well surpassed the required limits. The tenant stayed for close to three 3-years, was never late on rent, paid all through the COVID pandemic and left upon request and without issue when the property was sold at a $200,000+ profit.
Angela has assisted Rodger in the purchase of 4 subsequent properties and assisted with licensing, compliance, testing and tracking.

The Accountant billed him hourly to the tune of thousands of dollars, but was unable to obtain the license.

Angela was able to find Greg well qualified tenants at his asking price who signed a 2-year lease. She also took over the licensing process and assisted Greg in obtaining his Philadelphia Rental License in less than 24 hours. Greg has reported the his tenants have been the absolute best - paying rent early, improving the property in small ways and have been 5-start tenants to date.
Hall purchased his 3-story, mixed use apartment building using Angela Floyd as his Realtor. She assisted him with obtaining the financing, negotiating a killer deal and finding contractors to remediate both mold and water damage. Angela assisted Hall as a leasing and investment consultant for the last 6 years including assisting him in sourcing legal services for his commercial lease, best practice advisement for tenants seeking early move-outs, tenant screening and selection criteria and pricing strategies for the Philadelphia rental marketplace.
Recently, Hall did a complete renovation of one of the residential units and sought to place the unit as a Housing Choice Voucher Program (Section-8) rental. Angela coordinated efforts and explored the option, but quickly pivoted when his desired rental rate could not be met under the program . She helped him fill his vacancy with well qualified tenant who always paid on time. In the years that we have assisted Hall, he has seen no vacancy in his commercial space, had no eviction or court action from tenants placed in his Residential units.
Nate lived in Florida and purchased a Philadelphia property intending to renovate, buy and hold as a Philadelphia Landlord. He put his trust in a family member in Philadelphia who took $40,000 to "finish" the property as a rental. Months later, Nate returned to Philadelphia to find the money was spent, the property was not finished and the work that had been completed was poor. Frustrated, Nate was now looking to sell, break even and move on to other projects.
Nate entered into a listing contract with a newbie real estate agent/would-be investor who promised to both finish the construction and sell the property. The agent did the best he could to create a marketable property and during this second "construction" period, the owner felt it was necessary to fly back and forth from Florida to Philadelphia no less than 5 separate times to verify projects were completed, pay contractors personally and address other issues with plumbing, gas, licensing and inspection issues as they arose. Eventually the property was listed for sale and sat for 80 days - no offers and very few showings.
The agent transferred the listing to Angela Floyd and she brought in a marketing and design team to tweak some of the work, stage the property, rephotograph and rework the marketing. It was taken off market for 10 days and re-listed! She did something bold and RAISED the sale price before listing it to recoup the additional costs to the owner. The property was under contract in 10 days and closed in 30! Nate was ecstatic. He made a very modest profit and learned a lot of valuable lessons.
